Finding Your Dallas/Fort Worth Home
Finding the right home for you and your family is the first thing most buyers think about when they consider purchasing a new home. And this is as it should be – your attention and energy should be focused on the goal: a wonderful new home for you and your family! That said, there are MANY steps that must occur from the time you begin searching for your new home, until the time the transaction closes. An important part of my job is to manage each of these steps on your behalf, making the process as stress – and worry-free as possible.
The following provides a detailed overview of these steps. Please do not feel that you need to have a detailed understanding of each of these before you begin searching for your new home – I will actively guide you each step of the way, and will always be available to answer any questions or concerns.
Finding your new home:
Many people love searching publicly available search engines that provide information regarding homes available for sale in the Dallas/Fort Worth area. Unfortunately, not all information included in these sites is accurate or up-to-date. As your real estate agent, I have access to the Dallas/Fort Worth multiple listing service (MLS) – which is considerably more accurate, with current information. As a member of the dominant brokerage in our area, I also often learn of “coming soon” listings before they hit the market – and will happily pass this information along to you!
I believe the BEST approach is to meet together before you begin seriously looking for your home, and to discuss what your “ideal” home would look like – size, number of bedrooms/bathrooms, features, updates, location, and of course price – as well as any “must-haves.” From this conversation, I will be able to tailor my searches specifically to your needs, and will proactively let you know whenever there are any listings matching your criteria. I strongly encourage you to meet with me as early as possible in the process – even if you are not planning to buy your new home for 60-90-120 days. I will also be happy to connect you with one of my trusted local lenders who will provide you with information regarding financing options.
If you are thinking of purchasing a new construction home, it is particularly important that we meet as soon as possible. While “spec homes” (homes a builder builds without a specific buyer in mind) may be available for quick move-in, this is fairly rare in the current market. Most often, a buyer will choose a specific model/floorplan, and a specific lot, in a new construction community – with the understanding that the home may not be ready for move-in for several months.
When you are ready to begin looking – I will show you as many homes as it takes for you to find the right one! I will work hard to find homes that may not yet be listed on the MLS, and will make you aware of any “coming soon” listings before they hit the market.
